East Boston Condos in 2026: Softer Prices, More Choices
East Boston Condos in 2026: Softer Prices, More Choices
East Boston's condo market has quietly tilted toward buyers in 2026: average sale prices are down a few percent from last year, while listings sit longer and more sellers are cutting prices.
For most of the past decade, Eastie was the neighborhood where buyers scrambled. Units in Jeffries Point and around Maverick Square went under contract within days, and new construction along the waterfront sold out fast. This year the story is different. New buildings keep delivering units, more owners are listing, and buyers finally have time to compare options and negotiate. Here's what the numbers show.
Prices are easing, not collapsing
Every recent East Boston snapshot points the same direction: condo prices are slightly lower than a year ago.
| Measure | Latest figure | Change vs. prior year | Period | Source |
|---|---|---|---|---|
| Average condo sale price | $663,000 | -3.6% (from $688,000) | 2026 year-to-date, as of June 2 | Boston Realty Web |
| Condo price per square foot | $673 | -0.7% | 2026 year-to-date, as of June 2 | Boston Realty Web |
| Median sale price, all home types | $684,000 | -6.7% | March 2026 | The Fenway Group |
| Median asking price, listings under $650K | $561,000 | Not reported | September 2026 | Sell in Boston |
The decline is modest. Price per square foot has barely moved, which suggests buyers are paying roughly the same rate for space but favoring smaller or less expensive units. Sellers are also giving a little ground at the closing table: condos sold for an average of 98.6% of list price so far this year.
In practical terms, a one-bedroom now typically lists in the high $500,000s and a two-bedroom in the high $500,000s to $700,000s, depending on age, parking and views. Every East Boston listing under $650,000 in September was a condo.
Availability has climbed to a balanced market
East Boston now has about 5.4 months of condo supply, up from under two months in 2022. That shift is the single biggest change in the neighborhood's market.
| Condo metric (as of June 2) | 2022 | 2023 | 2024 | 2025 | 2026 |
|---|---|---|---|---|---|
| Months of supply | 1.75 | 2.00 | 3.63 | 5.14 | 5.38 |
| Average days on market | 39 | 52 | 52 | 68 | 73 |
| Units with price changes (YTD) | 146 | 133 | 99 | 142 | 189 |
| Absorption rate | 57% | 50% | 28% | 19% | 19% |

A few things stand out:
- Supply has tripled since 2022. Four to six months of supply is generally considered balanced; Eastie has moved from a strong seller's market into that range.
- Listings take longer to sell. The average condo spent 73 days on market, nearly twice the 2022 pace.
- Price cuts are more common. 189 units had price changes year-to-date, up about a third from 2025 and the most in five years.
- There's more to choose from. In September, 169 homes and condos were listed in the 02128 ZIP code, 67 of them under $650,000.
New construction is a big driver. Projects around Maverick Square, the Bremen Street corridor and the waterfront have added units steadily, and nearby rental development such as Suffolk Downs has given would-be buyers another option.
East Boston is moving against the citywide trend
While Eastie's condo prices dipped, Boston's overall condo market kept edging up. The Massachusetts Association of Realtors put the citywide condo median at $775,000 in August, up 0.6% from a year earlier, and Greater Boston's condo median rose 3.7% to $725,000.
Inventory, though, is rising everywhere. Boston condo inventory jumped 37% year over year in May, as owners who had been holding onto low-rate mortgages finally began to list. East Boston simply feels it more, because new construction adds to that wave.
The value gap with nearby neighborhoods remains wide. In March, East Boston's median condo listing price was $679,000 versus $1.1 million in South Boston, a difference of about $421,000.
What it means for buyers and sellers
For buyers, this is the best negotiating position Eastie has offered in years. You can take time to tour, ask for inspection contingencies, and target listings that have sat for 60 days or more. Well-priced, move-in-ready units with parking still draw quick offers, so don't assume every seller will bargain.
For sellers, pricing right from day one matters more than ever. Overpriced listings tend to linger, collect price cuts, and end up selling for less than a correctly priced unit would have. Competing with new construction means presentation, condo fees and parking deserve as much attention as the asking price.
Looking ahead, fall and winter usually bring fewer new listings, which could tighten supply briefly. Longer term, the pace of new deliveries along the waterfront will be the main factor deciding whether East Boston stays a buyer-friendly market into 2027.
Sources and data notes
Neighborhood-level condo data is published irregularly, so figures come from different dates. Some sources disagree: one Q1 report described East Boston supply as very tight, which conflicts with the MLS-based figures above.
